California coverage

483 cities are mapped; 18 have a reviewed local ordinance recorded on top of the statewide baseline. This strip opens those sourced local-rule guides. Flags identify the place — a city's own where there is one, otherwise its county's; where there is neither, our own mark stands in. The text states what is tracked.

A decision map, not a photo

See what needs attention, where it belongs

Every requirement is pinned to the part of the building it applies to. Flip between a property that is on track and one that is not — same building, different records.

How to read this map

Where

Five areas of responsibility — the site around the building, its roof and envelope, the shared paths and systems inside, the homes themselves, and the record vault below the drawing. A requirement sits where it physically applies, not in a list.

How urgent

A badge marks an area with something outstanding, and its shape carries the urgency so the drawing still reads in greyscale: an octagon means act now, a diamond needs review, a dashed circle needs an answer. The number inside is how many.

How certain

A dashed outline is an area whose requirements you have not marked handled yet; a solid one is recorded. Nothing here is a legal conclusion — it is what the records say, and every requirement links to its own source.

How image data is used

Street View may prefill visible facts such as floors or an attached garage, but it never decides a compliance result. Satellite imagery is not used because it cannot reliably verify floors, interiors, condition, or legal compliance.

Property facts decide which scopes and rules appear. No photo or floor plan required.

Parcel, pool, yard, ADU and exterior duties

No current checks
No current checks are assigned here. Add or confirm property facts when the property changes.

Confirmed floors, units, age, and features shape the drawing. Street View can suggest visible facts for confirmation; satellite imagery does not determine risk.

What Veluna Rent does

Three things, for one property at a time

  1. 1

Know which rules are actually yours

California does not hand every landlord the same list, so Veluna Rent doesn't either. It weighs property type, location, age, units, and tenancy details to work out which requirements may apply to yours — and shows how sure it is, with the official source, for every one.

  2. 2

Know what is due before it is late

The 21-day security-deposit return (Civ. Code §1950.5) runs whether you are watching it or not. Veluna Rent tracks it, and the expirations and move-out dates beside it, and watches for repairs that have gone quiet. Law-change alerts are read by a human before they ever reach you.

  3. 3

Fix it, and still have the proof

Tenants report by scanning a QR code — no app, no account, no password reset at midnight. Veluna Rent catches duplicates, ranks the vendors you saved for that property and trade, and then waits for you. Nothing reaches a vendor until you tap send. If an offer expires or is declined, the repair comes back to you rather than moving quietly to the next name — and the photos and dates stay attached either way.

How monitoring works

One property, watched continuously

Veluna watches each property's deadlines, applicable rules, law changes, and repair activity — then alerts you when something needs a decision.

Sample property — example data
  1. Law change detected

California updated a rule that may affect 123 Main St.

  2. Applicability check

Veluna checked applicability: your property's location, type, and age.

  3. Alert sent

You get a push alert with the specific change and what it means.

Rent-cap rate updated for your region.
  4. Action + deadline

Next action + relevant deadline shown with the official source.

Security-deposit return deadline in 7 days.
  5. Action taken

You complete or verify the action.

    Vendor accepted the repair.
  6. Record kept

The record — dates, notices, photos — stays on the property's timeline.

Repair marked complete. Completion photo still missing.
Urgent stair-rail repair still open — no vendor has accepted yet.Local ordinance changed. Review applicability before serving a notice.

Common questions

Is this legal advice?

No. Veluna Rent is a tracking and organization tool, not a law firm. Every requirement links to its official source so you or your attorney can verify applicability before acting.

Is the free property check really free?

Yes. It runs in your browser — no account, no credit card, and nothing is saved unless you choose to sign up.

Does this cover commercial properties?

Compliance tracking is residential-only. California’s residential statutes (AB 1482, §1950.5 deposits, SB 721) do not govern commercial tenancies, so a commercial property gets Commercial Insights — a beta surface with lease-driven reminders, document organization, and repair tracking. No compliance checklist and no Protection Score are generated for it.

Will vendors be contacted without my approval?

No. Nothing reaches a vendor until you tap send — not from a QR scan, not from a phone report, not from an offer that expired overnight. Veluna Rent ranks the vendors you saved for that property and trade and waits for you. Businesses it discovers nearby are only ever shown for your review; it never contacts them.

Where does this information come from?
  • Rules are built from official California and local sources, linked on the rule whenever one is published.
  • Published law topics carry a last-reviewed date.
  • Law-change alerts are human-reviewed before they’re sent.
  • Enacted, proposed, and effective law are distinguished — not blended.
  • When applicability depends on details you haven’t confirmed, Veluna shows its confidence instead of guessing.
