Compliance is the risk small landlords carry alone.

Most U.S. rental properties are owned by individual investors, not companies — people without counsel on retainer, a property manager, or a compliance department. In California, they face the country's densest and fastest-moving body of rental law, layered differently in every city. Veluna Rent is a protection layer for exactly that landlord: it tracks what applies, what changed, what to do next, and what proof to keep.

Why California, why now

Depth beats breadth in compliance. A nationwide tool can only be shallow everywhere; going deep on one state — statewide law plus 65+ city ordinance sets, each linked to its official source — is what makes the tracking trustworthy enough to act on. California is the largest, hardest version of the problem, which makes it the right wedge, not just the first market.

Why not a property-management system

Rent collection, screening, and accounting are well-served markets. Veluna deliberately builds none of them. It works alongside the software a landlord already uses and owns the layer that software ignores: legal applicability, deadlines, maintenance coordination with a defensible record, and vendor document dates. The boundary is a feature — compliance infrastructure, not a second back office.

How the product compounds

  1. 1

    Free property check

A landlord sees property-specific California risk signals in about a minute, no account required.

  2. 2

    Property onboarding

Adding the property turns signals into tracked deadlines, rules with sources, and a Protection Score.

  3. 3

    Ongoing alerts

Law changes, deadlines, and expiring documents surface as reviewed alerts, not a feed to babysit.

  4. 4

    Tenant QR reporting

Tenants report repairs by scanning a QR code — no app install — and requests route through the landlord’s dispatch rules.

  5. 5

    Vendor participation

Vendors accept jobs over email with no account, and their document dates accumulate on the vendor record.

  6. 6

    Evidence accumulation

Photos, notices, timelines, and document dates stay attached to the property — the record gets more valuable the longer it runs.

Each turn of that loop deepens the property record, which raises the cost of switching away and widens what Veluna can responsibly offer next.

What's defensible

  • Property-specific applicability: which California and city rules apply to this address, this building age, this tenancy — with confidence and sources shown.
  • Rule and source history: every tracked rule links to its official source and carries a last-reviewed date; law-change alerts are human-reviewed before they send.
  • Kind-correctness: residential and commercial properties are never shown each other’s law — enforced in data loaders, not just UI.
  • Operational evidence: maintenance timelines, tenant QR reports, dispatch decisions, and vendor document dates accumulate per property over time.
  • Zero-touch dispatch with review-first discovery: only landlord-vetted vendors are contacted automatically; newly discovered vendors always wait for review.

Business model

The app remains free with uniform account limits. Premium ($29/month or $290/year) is an optional web plan for priority account support. The first expansion product, Vendor Compliance Watch, is in early access as a planned paid add-on. Further risk, evidence, and portfolio products follow the same rule: built only when observed demand justifies them.

Who's behind it

Veluna Rent is built and operated by Firas Zuriekat, founder of Veluna Elara LLC. Investor and partnership conversations are welcome. The form below goes straight to the founder, not a support queue.
