Three things, property by property: know what applies, know when to act, and resolve repairs with a record. Every requirement links to its official California source, and nothing here is legal advice.
What Veluna does
Veluna doesn't give every landlord the same checklist. It evaluates property type, location, age, units, and tenancy details to identify which requirements may apply — and shows its confidence and sources for each.
Verified deadlines and alerts, not guesses: the 21-day security-deposit return deadline (Civ. Code §1950.5), law-change alerts reviewed before they're sent, expiration and move-out reminders, and monitoring for repairs that stall.
Tenants report by scanning a QR code — no app to install. Veluna checks for duplicates, then routes the request through the dispatch rules you set. Not every vendor is contacted automatically — only preferred vendors within your approval limits, and if none accepts, the request escalates instead of going quiet.
How monitoring works
Veluna watches each property's deadlines, applicable rules, law changes, and repair activity — then alerts you when something needs a decision.
