Property-specific rule applicability

Requirements are evaluated against property type, location, building age, unit count, and tenancy details rather than handed out as one generic checklist — with confidence and an official source shown per rule.

Rent-increase checks

Check a planned increase against the AB 1482 cap and rolling-12-month rules for that property before a notice goes out. Commercial properties are never shown residential-only law.

Deadline and law-change alerts

Tracked deadlines such as the 21-day security-deposit return (Civ. Code §1950.5), plus law-change alerts that are human-reviewed before they send. Push, and optional SMS.

Tenant QR repair reporting

Tenants scan a QR code to report an issue — no app install, no account. Duplicate reports are detected before they become two jobs.

Vendor dispatch on your rules

Only vendors you added or starred can receive an automatic job offer. Newly discovered businesses always wait for your review, and a master switch turns automatic dispatch off entirely.

A record that accumulates

Photos, timelines, notices, and vendor document dates stay attached to the property, so the maintenance trail is there when you need to show what happened and when.
